SKS, a registered Investment Advisor, was founded in 1992 by the Firm's three Principals: Julie Stein, Dan Kingsley and Paul Stein. The Company began with a focus on commercial real estate Asset Management services provided to an institutional client base. With multiple disciplines required for Asset Management at its core, SKS has evolved into a broad-based commercial real estate firm with activities in three distinct areas: Asset Management, Advisory Services and Principal Investments.

SKS Investments' in-depth knowledge of the capital markets and financial engineering has enabled it to structure its partnerships, investments and leases in ways that optimize value for all parties concerned. The firm has a variety of capital partners that range from high net worth individuals to large and sophisticated financial institutions. SKS' approach to real estate investment is disciplined and defensive. As a result, the firm has consistently structured conservative transactions that are well positioned to weather marketplace volatility.

The firm's broad expertise -- in acquisitions, asset management, financing, development, design/construction management and disposition -- has enabled SKS to capitalize on a wide range of investment opportunities that have included:

Paul E. Stein, Managing Partner

Mr. Stein is a founder of SKS and has 23 years of real estate experience in leasing, acquisition, asset management and disposition of commercial properties. From 1989 until founding SKS, Mr. Stein was Vice President and Director of Marketing for the Shorenstein Co., one of the nation's largest privately held real estate development and asset management firms specializing in Class A office buildings. From 1980 until 1989, Mr. Stein was a Limited Partner and Director of Office Leasing for Damon Raike and Co., a full service commercial real estate brokerage firm whose activities were primarily on the west coast.

Mr. Stein's past civic duties include having served on the Board of Directors of the San Francisco Art Institute and as a member of the San Francisco Mayor's Real Estate Task Force. He is currently a member of the Board of Directors of Bridge Housing and is an active member of Lambda Alpha.

Daniel R. Kingsley, Managing Partner

Mr. Kingsley is a founder of SKS and has 23 years experience in commercial real estate, primarily in real estate development. From 1985 until founding SKS, Mr. Kingsley was a Vice President with Maguire Thomas Partners, one of the nation's five largest investment builders during the 1980s, headquartered in Los Angeles, California, where he participated in the development of over 3 million square feet of office space. From 1980 until 1983, Mr. Kingsley was the sole urban planner with the New York office of Skidmore Owings & Merrill.

Mr. Kingsley received a Bachelor or Science degree from the University of Oregon, a Master of Business Administration degree from the Wharton School of the University of Pennsylvania, and a Master of Regional Planning degree from the University of Pennsylvania. His civic volunteer work includes serving on the Boards of Directors of Arriba Juntos, an economic empowerment agency in San Francisco's Mission District, the Information Technology Coalition, a non-profit advocacy organization, and the Committee on Jobs, a San Francisco-based economic advocacy group.

Julie H. Stein, Managing Partner

Ms. Stein is a founder of SKS and has 21 years experience in real estate and the capital markets. From 1991 until founding SKS, Ms. Stein was Executive Vice President of Rosen Consulting Group, a real estate and economic research and consulting firm. From 1985 until 1991, Ms. Stein was a Vice President at Salomon Brothers Inc. in New York, where she was involved in a broad variety of real estate and commercial mortgage finance, sale and securitization transactions. From 1984 until 1985, Ms. Stein was a Financial Analyst at the ADCO Group, a private real estate and commercial banking firm. From 1981 until 1983, Ms. Stein was a Financial Analyst at Goldman, Sachs & Co. in New York, where she concentrated on merger and acquisition transactions across a broad variety of industries.

Ms. Stein holds both a Bachelor of Arts degree and Master of Arts degree from the University of Pennsylvania and a Master of Business Administration degree from Columbia University. Ms. Stein's past civic duties include serving as a member of the Board of Directors for the American Conservatory Theater and of the Advisory Board for the Women's Technology Cluster. Ms. Stein is an active member of the Policy Advisory Board for the Fisher Center for Real Estate & Urban Economics at the University of California, Berkeley.

Pamela R. Izzo, Executive Vice President

Ms. Izzo has over 18 years experience in finance, leasing, acquisition, asset management and disposition of commercial properties. Ms. Izzo joined SKS in 1998. From 1993 until joining SKS, Ms. Izzo was Investment Manager for Aetna Life Insurance Company's General Account, where she was responsible for all aspects of investment management, including strategic planning, leasing, capital management, dispositions and operations. From 1985 until 1993, Ms. Izzo was a Vice President with First Interstate Bank, where she was involved in a broad array of activities including finance, REO/workouts and corporate assets. From 1982 until 1985, Ms. Izzo was a public relations executive with the firm of Dorr Public Relations.

Ms. Izzo holds a Bachelor of Arts degree in Public Relations from the University of Southern California School of Journalism and a Master of Science in Business Administration (Finance) degree from California State University, Los Angeles.

Laura Vidalakis, Vice President

Ms. Vidalakis has over five years experience in real estate finance, acquisition and asset management. Prior to joining SKS, Ms. Vidalakis was with Banc One Capital Markets in Los Angeles, where she was responsible for structuring and closing tax-exempt and taxable bond financing as well as credit enhancement on multifamily affordable housing assets. Ms. Vidalakis was also an AVP with Ambassador Apartments, Inc., a REIT out of Chicago, Illinois where she was involved in a wide variety of capital markets, property management, and reporting activities.

Ms. Vidalakis holds a Bachelor of Business Administration degree from the University of Michigan and a Master of Business Administration from the Haas School of Business at the University of California, Berkeley, and is also a licensed CPA.

Thomas L. Tewksbury, Associate

Mr. Tewksbury has over five years of experience in financial modeling and forecasting. Prior to joining SKS, Mr. Tewksbury was with Johnson & Johnson, LifeScan, where he was responsible for analyzing and forecasting all contract, channel, and mix effects for US sales. In addition, he developed financial models to predict DSO, customer valuation, and merchandise return alternatives in order to execute capital efficient profitable growth. Mr. Tewksbury was also an analyst for International Monetary Fund where he forecasted and established commodity benchmark prices in order to support economic bailout programs.

Mr. Tewksbury holds a Bachelor of Arts degree in Economics from Ohio Wesleyan University and a Masters degree in Business Administration from the Haas School of Business at the University of California, Berkeley. He is also a CFA candidate.

Steven M. Wolmark, Associate

Mr. Wolmark has over five years of experience in the financing, development and asset management of residential and commercial properties. Prior to completing his MBA, Mr. Wolmark served as the Executive Director of PHASE, a non-profit residential developer in Pittsburgh, PA. At PHASE, Mr. Wolmark was responsible for all aspects of the company's development, rental management and construction activities.

Mr. Wolmark holds a Bachelor of Arts degree in Government from Cornell University and a Masters degree in Business Administration from the Haas School of Business at the University of California, Berkeley. He is a member of the Urban Land Institute and the Non-Profit Housing Association of Northern California.
